The largest and most ambitious residential project in Romania, Metalurgiei Park Residence, is entering a new stage of development and maturity with the start of construction on the second phase of this mega real estate project in the Capital.
Since its launch in 2016, more than 5,000 apartments have been completed and delivered to buyers. The year 2021 brings excellent news for those looking for a new and modern home — especially for those who were unable to purchase a property during the first stage of development.
Phase II will unfold on a generous 20-hectare plot of land, where an estimated 5,000 new housing units will be built. Several investors have already purchased land, and construction work is set to begin this summer. Renowned names from the first development phase — such as VIVA RESIDENCE, BROWN RESIDENCE, GALAXY RESIDENCE, GALAXY PLUS RESIDENCE, VENUS RESIDENCE, TOP HOUSE RESIDENCE, PRIMERA RESIDENCE, and ATHOS RESIDENCE — have already started construction.
Other major investors have announced their participation and will allocate significant funds not only for the construction of new homes but also for retail areas, schools, kindergartens, commercial zones, parks, leisure and wellness areas — all of which represent just part of the benefits offered by this new phase of development.
Among the most notable new additions, KAUFLAND ROMANIA will develop a major retail area spanning 2.5 hectares, adjacent to LIDL ROMANIA, creating an extensive commercial esplanade with multiple shopping zones. LOTUS RESIDENCE, STUDIO PLUS IDEAL RESIDENCE, and VIENNA PARKSIDE RESIDENCE — an international investment fund — are new projects designed to enhance the diversity and appeal of the community for future residents of Metalurgiei Park Residence.
In this new development stage, special attention is being given to green spaces and nearby parks, with plans including the construction of a school and a kindergarten for local residents. However, perhaps the most important aspect is the location of this mega residential project.
Tudor Arghezi Park, the largest and first new park built in Bucharest since 1989, was inaugurated on Wednesday, September 20, 2023, marking the 564th anniversary of the city’s first official attestation — a true gift to the people of Bucharest. The newest park in the Capital opened its gates to visitors eager to relax, exercise, and socialize in an oasis of greenery and tranquility. At the inauguration, the space quickly filled with hundreds of people visiting for the first time.
Located on Bulevardul Metalurgiei in Sector 4, in an area undergoing rapid urban development where many young families have chosen to build their homes in recent years, Tudor Arghezi Park currently spans 4 hectares. Initially planned on a smaller scale, the park was gradually expanded through expropriations to increase the green space in this district. Ultimately, it is expected to reach at least 8 hectares, according to local authorities.

The main theme of the park is dedicated to sports, which defines the character of this new recreational area. It already includes a 1,670-meter running track, a cycling track, scooter lanes, and fitness equipment. In the immediate vicinity, no fewer than 14 sports fields have been developed, offering sports enthusiasts the opportunity to practice various ball games.
In addition, the park features other recreation facilities, such as an eco-friendly beach and a special area for pet owners.
The park’s main attraction is the musical fountain, known as the “Fountain of Flowers,” which offers visitors a spectacular display of light and color every evening.
Tudor Arghezi Park also features a 150-space multilevel parking lot for those who wish to visit what is now the newest and probably the most modern park in Bucharest.
As for the green space, more than 160 Japanese cherry trees have been planted in the park. Together with about 500 trees already in place and 2,500 ivy plants, these will transform the park into a true urban forest — a lush oasis in the southern part of the city.
In the near future, given the rapid demographic growth of southern Sector 4, the local authorities plan to expand the park and add more facilities to meet the needs of residents in this area.
The local infrastructure has also improved significantly, including a new underground passage at Piața Sudului and a new bridge on Calea Văcărești, facilitating access to the city center and main boulevards. Furthermore, three major roads — Șoseaua Berceni, Strada Turnu Măgurele, and Strada Luica — have been widened with an additional lane in each direction, reducing traffic congestion.
The new “Europa Unită” overpass, currently under construction by the Sector 4 City Hall, at the intersection of Bulevardul Metalurgiei and Strada Turnu Măgurele, will rank among the most modern road infrastructure projects in Romania, comparable to those found in major European capitals.
With a length of over 650 meters, the overpass will have two traffic lanes in each direction, helping to decongest traffic in one of the busiest areas of southern Bucharest. Construction began in February of this year and is expected to be completed within approximately 18 months.
In the immediate vicinity of the project are several major shopping areas, including Metro, Jumbo, Auchan, and the Carrefour Grand Arena retail zone, along with Hornbach, Selgros, and Kaufland.
Metalurgiei Park Residence is currently one of the largest residential real estate projects in Romania, with the total investment value exceeding €350 million. The new apartment buildings will have increased height levels, ranging from P+8 floors up to P+12 floors, and will offer both above-ground and underground parking, enhancing comfort for future residents.
This new development stage, Phase II, stands as clear proof of the project’s maturity and a confirmation of the success achieved during the first phase.
Soon, as the new projects receive authorization, technical details, apartment types, sale prices, and all necessary information for purchasing a property within the largest and most ambitious residential project in Romania will be made public.
